Pages 31-32. Exile is not exclusively a matter of geography. It can also exist in the mind and heart of man. To a certain degree, the same is true for redemption. With the destruction of the Beis HaMikdash, the Jews descended into the grave of exile. Exile represents death because its the decomposition of the body politic of the Jewish Nation. Exile causes people to focus on themselves and their personal fixing. Redemption is a return to wholeness and a focus on the fixing of the Nation. This only happens when the Jews are in the Land of Israel.
